What is a limited Service MLS listing?
A limited listing is a property for sale listing entered into the MLS for marketing purposes only. The property is entered into the MLS to reach a broad buying audience. We as the listing company do not represent you as we would in a traditional full service listing. Instead of relying on a listing agent, you communicate and negotiate directly with the buyer and their agents.
Who is this service best suited for?
A limited listing is a great option for those on a budget who feel capable communicating, informing, and negotiating with the buyer and their agent.
This is an especially useful service for those who have bought and sold properties before and for real estate investors who buy properties frequently.
Will you help me find a buyer?
Typically, no. Once the property is listed in the MLS and the administrative work is complete, we’re primarily hands off from that point forward. We have to be careful not to assist too much with these types of sales so that our assistance won’t be seen as a traditional brokerage service. This is what keeps the cost so low.
In some cases, your property may be a contender for one of our buyer clients. In those instances, we will contact you if we believe we can bring you a buyer and expedite the sale.
In most situations with a limited listing, the prospective buyers and their agents will see your home in the MLS. If they’re interested, they will communicate directly with you, the listing owner (or someone you designate), rather than the listing agent.
Do you handle communications with potential buyers?
No. With a limited listing, it is up to the home owner (or their designated contact) to communicate, inform, and negotiate with the buyer and their agent.
How long will my listing last?
Your listing will be up on our MLS for 6 months- at which point you can choose to renew for another 6 months or remove your listing.
What are my Add On options?
You can choose to lease a yard sign or lockbox, purchase a photography package, and schedule a consultation with Troy to answer any questions you may have and see a comparative market analysis.
